This very attractive winery is located in a rural, tranquil hilltop location with beautiful views over the Monferrato wine landscape near to the provincial capital of Asti. It features a historic 19th-century villa, an event pavilion for large events, and a well-kept park with a pond - as well as vineyards, meadows, and woodland.

The property comprises a total of approximately 29 hectares of land – almost 6 hectares of which are well-maintained DOC vineyards planted with Barbera, Pinot Nero and Sauvignon grapes. From the main road running through the valley, a driveway leads through the vineyards up a hill to an automatic gate and a large courtyard. This courtyard is surrounded by the buildings on three sides and offers ample parking.

Asti, with a population of 75,000, offers not only a charming historic center but also first-class infrastructure: fine dining, sports facilities including two golf courses, and excellent shopping opportunities. The nearest motorway junction is located towards Alessandria and can be reached in approximately 10 minutes.

The journey time to the international airports of Milan, Turin and Genoa is approximately 60 to 90 minutes: the Riviera with its beaches is approximately an hour away.

The Villa

The very elegant, south-facing, U-shaped villa was built in the 19th century and has a total area of ​​over 1000 m². The current owners - since the 1980s - have adapted, renovated, and expanded the buildings. Today, the villa is perfectly habitable and serves a variety of purposes.

The villa is divided into four residential units, three of which are rented out as vacation apartments. The fourth apartment is occupied by a caretaker couple who oversee the property year-round. The three vacation apartments are located on the first floor: two of them each have two bedrooms and a bathroom. The third apartment is larger, with three bedrooms and two bathrooms. All three apartments are fully furnished, have a living and kitchen area, and access to a private terrace with outdoor seating.

Accessible from the villa's entrance area, at the heart of the villa, is a very large and impressive living room with an open fireplace, an antique wood-beamed ceiling, and large glass doors that lead outside to an elegant portico with a glass roof. Also on the ground floor is an elegant dining room, primarily used for wine tastings, a kitchen/utility room, a new guest WC, and a sales room for the property's own wines.

The Event Portico & Garage

Opposite the villa, on the other side of the large courtyard, is the garage building with space for three vehicles. Attached to this is a large, glass-enclosed portico, used for large events such as seminars during the warmer months of the year.

This 200 m² room can accommodate 200 guests, and the romantic setting of the villa and the adjacent park make it a very popular wedding venue - dozens of weddings are held here each year, with catering organized on-site.

The Park

The villa is surrounded by a well-kept park with large lawns and beautiful, mature trees. These provide welcome shade in the summer, and various seating areas invite you to linger. The rustic pond next to the villa is a beautiful focal point, and there's enough space for a swimming pool if needed.

The Winery

The villa and its outbuildings are located on a hill at the highest point of the property. A driveway connects these structures to the lower-lying winery. The winery is located beneath the large event portico, from which it can be accessed via an internal staircase. Designed for a wine production of 100,000 bottles per year, it is fully equipped with all the machinery required for wine-making, including steel tanks and a bottling line. About two years ago, wine production was stopped and outsourced, for personal reasons: however, production can be restarted at any time, or alternatively the winery could be leased to another producer.

The winery is being sold with all its machinery and inventory - these are included in the price.

The Vineyards & Grounds

The property's vineyards are located on the slopes below and to the side of the buildings. In total, the property includes approximately 6 hectares of well-maintained vineyards planted with Barbera d'Asti DOCG, Pinot Nero DOC, and Sauvignon grapes.

The remaining land consists of meadows and woodland. The site still contains the remaining walls of a smaller building which is still registered in the land registry, and could therefore be rebuilt.

Vineyard management: The routine work in the vineyard is carried out by a hired employee - this arrangement works very well, and could be continued by the new owner if desired.

Our personal opinion: This exceptional winery is a rarity that offers the flexibility to be used as a guesthouse, a wine production facility and an event venue. Italy is more popular than ever as a wedding destination - and this historic villa ticks every box.
