This very attractive vineyard estate is located near a town in the heart of the UNESCO Vineyard Landscape of Piedmont World Heritage zone. The south-facing property enjoys a beautiful elevated position, with a view of the town and the surrounding vine-clad hills.

The property comprises a total of about 4.3 hectares, of which nearly 3 hectares are well-tended DOC vineyards. The remaining grounds include the buildings, a large courtyard, a well-tended garden with a spacious seating area, a swimming pool with a sun terrace, meadows with various fruit trees, and some woodland. An automatic gate and a driveway lead from the small, little-used country lane to a large forecourt and parking area in front of the buildings.

The location is very tranquil and private, but not isolated: the nearby town has good shopping opportunities, excellent restaurants and medical facilities. The nearest motorway connection, in the direction of Alessandria, can be reached in about 30 minutes.

The driving time to the international airports of Milan, Turin and Genoa is around 60 to 90 minutes, while the Riviera with its beaches are about 45 minutes away.

The Country House

The large country house was built in the typical Piedmontese style in about the year 1900, and has a total area of ​​around 650 m². In 2017/2018 the building was extensively redeveloped, renovated and expanded into an exclusive guest house.

The main house offers a professional kitchen, a large lounge with an open fireplace, a dining room and a guest WC; four large bedrooms, each with a bathroom, and an apartment (for 2 - 4 people) with a kitchen, living area, bedroom, bathroom and terrace. In addition, the house includes an antique wine cellar with a wine tasting area, a utility room and a portico. At the rear of the building there is a garage that houses all the machinery necessary to work the vineyards.

There is also a further apartment, used privately, that comprises a kitchen, living area, office, two bedrooms and two bathrooms: one of these bedrooms could be sub-divided to provide an eighth bedroom.

The Vineyards

2.9 hectares of well-tended vineyards belonging to the property are located on the slopes below and to the side of the buildings. They are planted with the varieties Barbera d'Asti, Cortese dell'Alto Monferrato, Piemonte Chardonnay, Dolcetto and Moscato d'Asti - all DOC.

Wine production is outsourced to an an experienced wine producer at a nearby winery. The grapes are processed into high-quality wines: around 27,000 bottles of wine could be produced, but the current annual production is limited to around 10,000 bottles under the owner's own label.

Vineyard management: the estate employs somebody to tend the vineyards - an arrangement that works very well, and could be continued by a new owner.

Our personal opinion: this extraordinary estate is a rarity that generates revenue from both wine production and exclusive guest facilities. It is to be sold with all the inventory required for the uninterrupted continuation of a successful business.
