This attractive, south-facing wine estate is only a few kilometers from Acqui Terme, an attractive spa town of Roman origin. Located in the heart of the Monferrato wine-producing zone, it enjoys a sensational position on its own hill, with a view of the Swiss Alps in the north, the French Alps in the west and the Ligurian Alps in the south.
The center of Acqui Terme, with its first-class shops, hotels, sports facilities, restaurants, bars, markets, hospitals and schools, is only 10 minutes away. The motorway / freeway / autostrada connection in the direction of Alessandria can be reached in about 20 minutes. The driving time to the international airports of Milan, Turin and Genoa is around 60 to 90 minutes, and the Italian Riviera with its beaches is about 45 minutes away.
The property comprises a total of about 4.2 hectares, 2.3 hectares of which are well-tended DOC vineyards. The grounds also include an orchard and some woodland. From a quiet country lane, a gate and a driveway lined with fruit trees lead to a large forecourt adjacent to the 2 buildings.
Dating from the mid-18th century, the typical Piedmontese winemaker's house - a cascina - has a total area of 574 m². The house has been simply renovated, and is in a good habitable condition. Windows and some floors have been renewed, and a new electrical system, a wood-fired central heating system and new bathrooms have been installed
The house has a total of four bedrooms, two bathrooms, a kitchen, a living room, an office and a storage room. In addition, it has a large garage that houses all the machinery necessary for working the vineyards, plus a large room for wine storage. There is an antique wine cellar under the house - this is where the heating system is located. On the south side of the house is a portico / garage with a small storage room and a roof terrace.
On the first floor, adjacent to the occupied rooms, is a very large hayloft - ideal for further expansion of the living space.
The Ecospace house, built in 2016, is a modernist cube that was harmoniously inserted into the hill below the courtyard: a staircase leads down from there to a terrace in front of the building. The building measures 85 m² and has a bedroom, a bathroom, an open living-dining area with a kitchen, and an underground cellar. The large sun terrace in front of it includes a small swimming pool. The Vineyards and Grounds
The vineyards belonging to the property, located on the slopes below and beside the buildings, are planted with Barbera, Nebbiolo, Cabernet, Moscato and Chardonnay vines - all DOC. Around 20,000 bottles of wine can be produced annually - currently, the grapes are processed by an outside wine producer in a nearby winery.
All work in the vineyard is managed by an agronomist, and an external viticulture cooperative tends the vineyards. This arrangement works very well, and can be taken over by the new owner. If the new owner prefers to produce wine in-house, there is plenty of space to install a new winery.
The property also includes an automatically-irrigated organic vegetable garden, and an orchard with a variety of different fruit trees.
