This lovingly renovated, ancient stone homestead is located in a beautiful, idyllic panoramic position high in the hills of the Valle Bormida, south of the UNESCO wine town of Canelli, surrounded by vineyards, meadows and forests. The nearest villages Monastero Bormida, Bubbio and Loazzolo can all be reached within 5 to 10 minutes. The two larger towns of Canelli (12 km away) and Acqui Terme (17 km away) offer very good infrastructure including schools, hospitals, supermarkets, cultural and sports facilities, spas and more. Easily accessed via a country lane with little traffic, the courtyard is enclosed by four independent natural stone buildings, three of which have been completely renovated, and are habitable: the fourth, a small tower, could be developed if required.
Extensively renovated just a few years ago, the homestead was transformed into a very well-kept holiday complex offering a total of 6 holiday apartments for summer rental - around 30 weeks are rented each year, from Easter to late November.
The complex includes a large guest house with 5 well-equipped holiday apartments, a separate holiday house (containing another guest apartment), a private apartment building, and the small tower building, which houses a wine tasting room.
Each of the 5 apartments in the guest house is equipped for 2 to 4 people, has its own kitchen with ceramic hob and oven, and has its own outdoor seating area. The guest house also has a modern stainless steel gastro kitchen for cooking classes or group bookings, a large multi-purpose room (for seminars, yoga, massages etc.) with its own bathroom, a large dining room for up to 18 people, and a storage room. Along the south side of the building, and accessible from the courtyard, there is a large seating area as well as a pergola covered with kiwi trees, with dining tables for general use. The guest house is also rented out in its entirety, to large groups. The separate holiday house (containing the 6th guest apartment) offers living on 2 floors for 3 people, with a sunny private balcony for summer dining.
A little apart from the guest house, the private residential house was renovated in 2013. Built in stone, it has 2 bedrooms - one with a private bathroom - a cozy kitchen, a living room and a guest bathroom, as well as 2 terraces, 2 balconies and a large storage cellar with a separate wine cellar.
Services: mains water plus well water (new in 2017) with water storage tanks; electricity, central heating, solar system, water decalcification system, insect screens on all windows and doors; internet, satellite TV system, lawn irrigation system.
Garden & Pool
The courtyard has various seating areas and a large pergola, equipped with tables and chairs. The lawn with palms, various shady trees and flowering shrubs contribute to an inviting Mediterranean atmosphere.
In a raised location at the end of the garden, the 4 x 12m swimming pool was built in 2013 - it has a large sun terrace, an outdoor shower and a wonderful view. The pool has a salt water treatment system, a water heating system, and an electric-powered cover. The technical equipment for the pool is housed in a small outbuilding.
Grounds & Vineyard
The plot of about 18,000 m² includes a small vineyard of around 5000 m². Renovated between 2013 and 2018, the vineyard produces about 4 tons of Dolcetto, Barbera and Moscato grapes: it is worked by a cooperative, and the grapes are processed into house wines by a local winemaker.
The property includes a large orchard with about 100 different fruit trees, plus a fenced chicken coop: there is also a large parking lot for 8 vehicles.
