In a wonderful panoramic location with an endless view over the wine hills to the Swiss Alps in the north, and high above the small lively wine town of Santo Stefano Belbo, this well-tended country house is located on the edge of a small borgo (hamlet). Santo Stefano Belbo can be reached in a few minutes: it offers everything required for daily needs, and is home to several attractive restaurants and important wineries.

The larger towns of Asti and Alba , each about 20 km away, can be reached within half an hour.


The former farmhouse was extensively renovated around 10 years ago - today it features two independent units that are in a very good habitable condition. On one side it is attached to a similar house that is only sporadically inhabited, and is also well-maintained.

The property has its own driveway, secured with a large gate, and there is a second entrance to the courtyard in front of the house via a second gate.

Due to the hillside location the two halves of the house are on different levels, connected by an internal staircase. The unit on the ground floor is accessed via the courtyard, and the second unit on the first floor is accessed via a staircase from the courtyard or via the garden.

Unit 1 / ground floor

Accessed from the courtyard, the ground floor unit features a large, bright living-dining room, a rustic country kitchen, 2 bedrooms, 1 bathroom, a laundry room, a storage room, and a small wine cellar. Internal stairs to the first floor unit.

Unit 2 / first floor

The first floor unit is accessed from the garden via a shady portico that leads into the living area, which comprises a modern kitchen with access to a terrace, a large living-dining room, 3 bedrooms, a dressing room and a bathroom.

Services: mains electricity and water; central heating

The 9000 m² plot is mostly fenced. Until recently there was a vineyard of approx. 5000 m², which could be replanted if required - today it is a grassy meadow. A garden with flowering bushes and various trees has been created around the house; there are several outdoor seating areas, and there is plenty of space for a swimming pool.

The garage/workshop is accessed from the paved courtyard, and there is a car port near the entrance to unit 2.

Our personal opinion: this is a very flexible house that can be lived in all year round. It would be suitable for two families - alternatively, one of the units could be offered for vacation rentals by a resident owner.
