In the hills south of Acqui Terme, this property enjoys a particularly beautiful south-west-facing hillside location with an unobstructed view of the Alps - including Monviso on the French border to the west. At 630 meters above sea level and surrounded by unspoilt nature, this is a place to relax and enjoy.

The nearby village offers everyday shopping, a pharmacy and a bar, while there are a number of highly-rated restaurants and an outdoor public pool in the vicinity. The spa town of Acqui Terme with its excellent shopping facilities, hotels, bars, restaurants and markets can be reached in 15 minutes. The nearest motorway connection is a 30-minute drive away, at Alessandria, while the international airports of Milan, Turin and Genoa, the beaches of the Riviera in Liguria, and the ski areas of the Western Alps can all be reached in under 90 minutes.

House

The antique stone house has been extensively renovated and offers plenty of space, including a large kitchen with an open fireplace, two living rooms, and a guest bathroom on the ground floor; 3 large bedrooms, one of them with a private bathroom and dressing room, plus another bathroom on the first floor; and a loft space with a 4th bedroom. A covered outdoor terrace, with a brick barbecue, is accessed directly from the kitchen.

Outbuilding

Garden & Grounds

The very sunny grounds measure just over 2 hectares, of which about 1 hectare could be used for agriculture. The buildings are approached via a wrought iron gate and an entrance driveway that is lined with old chestnut trees. The grounds comprise mainly meadows and woodland, and an easily-maintained Mediterranean garden has been created surrounding the house.

The house and garden are located at the center of the fully-fenced property, and are therefore very private. There is plenty of space for a large swimming pool.

Our personal opinion: this property could be used either as a holiday home or as a year-round residence. With the addition of a swimming pool, the property would also have very good vacation rental potential - there lots of demand in this market.
