High above the wine town of Nizza Monferrato, this former schoolhouse is surrounded by vineyards and enjoys a magnificent south-west aspect with views of the Alps to the west and north. The property is located in a quiet borgo at the end of a little-used access road: the borgo consists of a chapel and just two other private residences.
Nizza Monferrato, just a few minutes away, lies in the heart of the UNESCO 'Vineyard Landscape of Piedmont' World Heritage zone: it offers all the daily essentials including supermarkets, banks, boutique shops, schools and a hospital, as well as excellent restaurants and various wine bars.
The larger towns of Asti, Alba and Acqui Terme are around 20 km away, while the nearest motorway junction can be reached in less than half an hour. The international airports of Milan, Turin and Genoa, as well as the beaches of the Riviera and the ski resorts in the Western Alps, can be reached in 60 to 90 minutes.
Built around 1900 as a small, single-class country school, the elegant brick building was completely refurbished by the current owner about 15 years ago and converted into a comfortable residential house. It has high, bright rooms and now offers spacious accommodation on 3 levels.
The front door leads into a spacious hallway with a beautiful, antique brick vaulted ceiling: an open archway leads into the large living / dining room that features an open brick fireplace.
Adjacent to the dining area, the kitchen overlooks the garden and has a door that leads to the outdoor seating area in the covered terrace (portico) behind the house. The ground floor includes a large bathroom with shower and WC: there is also access to the double garage via an internal door.
A charming curved stone staircase leads to the middle floor with its bright double bedroom - from here the stairs then lead up to the first floor.
The first floor has two double bedrooms, a single bedroom and two bathrooms. The larger double bedroom has an ensuite bathroom; the single bedroom has access to a outside terrace.
Services: both gas and wood-fired central heating; mains water and electricity
The easily-maintained garden behind the house features a lawn and several mature trees. The small paved courtyard in front of the house provides access to the double garage.
Our personal opinion: this is a house with generous dimensions, close to town and in a wonderfully quiet panoramic position, that has room for a small pool and good rental potential.
