This exceptional property is located in the heart of the Alto Monferrato, the vast hilly landscape that stretches between the cities of Asti, Alessandria and Casale. The surrounding scenery is a patch-work of farms, vineyards and small villages with their castles and unspoilt, historic centres.
Surrounded by meadows, vineyards and hazel groves, this hilltop property enjoys a completely unobstructed view, with a beautiful vista of the nearby village. Having no immediate neighbours, it also boasts a perfectly secluded location - without being isolated. However, the nearby village offers all the necessary daily amenities, while Moncalvo, the nearest larger town, is less than a 20 minute drive away.
Beautiful panoramic routes connect historic places in the vicinity - including Montemagno, Altavilla Monferrato, Casorzo, Vignale Monferrato, Cuccaro Monferrato, Lu and Fubine - that are waiting to be discovered. In recent years, the area has become a vibrant center for culinary tourism. The area is also attractive for sports enthusiasts: the network of many small roads and paths is highly suited for both cycling and hiking. The well-known 18-hole golf course Magara is only 10 km away.
Built at the beginning of the 20th century as a country house, the south-facing building has been rebuilt and extended several times. During one refurbishment some of the windows were bricked up for energy saving reasons: they could easily be reopened to restore the beautiful view over the unspoilt landscape.
In the early 1990s, the house was renovated to its current standard: the roof was insulated and renewed, the floors were tiled, and both a heating system and double-glazed windows were installed. The house maintains many of its original building elements, while its very high rooms and large windows give it a light and spacious ambience. However, some areas remain unrestored - including the large hayloft, which could be integrated into the main accommodation. The house is currently habitable, and offers sufficient space for a variety of possible uses.
Accessible via a large gate, the property is located on a small country lane that is maintained by the local municipality.
The ground floor includes a large country kitchen, three more large rooms, a storage room and a bathroom. Each room on the ground floor measures approx. 25 m²: one room already has access to the south-facing terrace, but other rooms could also be opened to the garden in a similar way.
A staircase leads to the second floor, which includes two more rooms and a bathroom.
Stairs lead down from outside the house to a large, antique wine cellar - featuring a magnificent brick vaulted ceiling - underneath the house.
From the wrought-iron gate in front of the house, a gravelled driveway leads up to a courtyard with parking spaces for several vehicles. From the courtyard a pathway leads around the west side of house to the south-facing garden, which is currently neglected and in need of love and care. There is ample space for a swimming pool. The remaining grounds belonging to the property are occupied by Mediterranean woodland.
