This well-maintained country house is set in a small Borgo at the heart of the UNESCO "Vineyard Landscape of Piedmont" in Italy's Monferrato region. It enjoys a magnificent view over the vine-clad hills - on clear days you can see the peaks of the French Alps to the west. The property enjoys easy access, but is nevertheless in a very private location.
The small, nearby village offers various shops and bars, as well as a chic hotel and 2 very good restaurants: it is is famous for its amaretti - a light cookie made usually with almonds, sometimes with locally-grown hazelnuts. The towns of Nizza Monferrato and Acqui Terme with their excellent shopping facilities are within easy reach.
The travel time to the international airports of Milan, Turin and Genoa is about 60 to 90 minutes, and the beaches of the Riviera can be reached in about 45 minutes. Well-known destinations on the coast such as Portofino, San Remo and Monte Carlo are also a convenient day trip from here, as are the ski resorts of Sestriere, Cervinia and Courmayeur to the north.
The fenced plot is accessed from the quiet country road via a wrought-iron gate, which leads to a courtyard in front of the building that offers parking for several vehicles.
Built in the late 19th century, the house has been extensively renovated and expanded by the current owners. The antique building elements, including typical Piedmontese brick ceilings, have been renovated with great care - they combine to give the property an altogether charming character.
From the forecourt, the main entrance leads to the living area on the ground floor. This comprises a cozy country kitchen, a living room, a dining room and a guest bathroom. The dining room could easily be used as a fourth bedroom.
Glass doors lead from both the living room and the kitchen to a long, covered outdoor terrace, a great place to dine and relax during the warm months of the year.
The first floor includes three double bedrooms and two bathrooms. All the bedrooms have plenty of natural light and enjoy a stunning view.
A staircase leads from the first floor to the attic - a large, habitable and bright space that has many potential uses.
Services: mains water and electricity, gas-fired central heating, additional wood stove, internet
The sloping grounds extend to about 10,000 m², and include an easily-maintained terraced garden with various fruit trees and a large lawn - there is plenty of space for a swimming pool. The remaining grounds are mostly woodland.
Our personal opinion: an outstanding property in a beautiful panoramic position that could be used as a comfortable year-round residence or as a small B&B
