This idyllic former wine farm is is surrounded by fields, meadows, vineyards and hazelnut orchards, and has a view of the neighboring hilltop village. The location is very private without feeling isolated - it is only a few kilometers from the historic town center of Alba. The property has about 11,000 m² of easily-maintained grounds, and is easily reached by a flat and well-secured access road.

The nearby village has a supermarket and various shops, while Alba - known for its annual truffle festival - can be reached within 10 minutes: the international airports of Turin, Genoa and Milan are all less than 90 minutes away.

Built around the year 1900, the much-extended farmhouse is built in the style of a typical Piedmontese farmhouse (Cascina) with the residential and work areas all under one roof. The present owners renovated and adapted the building in the 1990s to created a comfortably-habitable residence. However, there is still potential for further expansion of the living space.

Ground Floor

Located in the oldest part of the building, the accommodation includes a rustic kitchen and a living room on the ground floor. Both rooms have antique beamed ceilings and beautiful terracotta floor tiles. On the south side, a door leads from the kitchen into a sunny outdoor dining area. Adjacent to the living room, the small hall includes the main access door and a staircase leading to the first floor.

The former barn next to the living area has also been renovated: it includes a WC and a boiler room, while the remaining space is currently used as storage space that could be integrated into the residential accommodation if required.

First Floor

The first floor has five rooms: two are used as day rooms, while three are used as bedrooms - two of which have access to a single long balcony. The first floor also includes a shared bathroom with bathtub, shower, WC and washbasin, plus a separate WC with a handbasin.

The former hayloft on the first floor has additional space that could be utilized in the future.

To the side and partly to the rear of the house is a large portico: one part of this serves as a garage for two vehicles, while the other houses a heat exchange system.

Services: mains water, electricity, telephone, internet, central heating, 10 kW photovoltaic solar panels, heat pump

The large outbuilding, originally built to house chickens, is located to the side of the house beside the access driveway. Today, the building serves as a versatile storage space: the solar panels are installed on its roof.

Garden & Grounds

The 11,000 m² plot comprises mainly meadows, with a small area of woodland. The cultivated area around the house includes a large vegetable garden and a shaded outdoor area with a pergola, used extensively during the warm summer months.

Our personal opinion: a fully-habitable gem in an idyllic location, close to nature, with lots of charm. The house also offers plenty of scope for further development.
