This well-kept town house is located in a quiet lane on the edge of a hilltop village in the heart of Piedmont's Monferrato region. Shopping for daily needs, a restaurant and a bar are all within easy walking distance. The area is well-known for its ecotourism: its wine hills, historic villages, meadows and forests offer the perfect setting for those seeking peace, while opportunities for biking, hiking and horse riding are also available for the more active. The golf course Feudo di Asti, located in the neighbouring village, is just 10 minutes away.

The provincial capital Asti and the motorway / freeway / autostrada are within easy reach: Turin, capital of Piedmont, is 35 km away, while the drive to Ticino takes barely 2 hours.

A wrought iron gate leads from the lane to the house, which enjoys a spectacular view over the beautiful Monferrato countryside. Built in 1900, the two-story brick house has been comprehensively restored and expanded by the current owners. The renovation included the roof, all the windows and doors, the fitting of insect screens on all windows, new tiled floors, the insulation of the exterior walls, new electrical and heating systems, and new bathrooms; the whole house was repainted in 2015.

Ground Floor

From the courtyard in front of the house, the front door leads into the open living-dining area which adjoins the modern kitchen. There is also a guest WC, a further space used as an office, plus an additional guest room.

The garage to one side of the house, suitable for one vehicle, is only accessible from the outside.

First Floor

A curved staircase connects the ground floor to the first floor, which features a modern bathroom with shower, WC, bidet and washbasin, plus two spacious double bedrooms with wonderful views.

From the living area, a staircase leads down to the ancient, carefully-renovated, vaulted cellar. Part of the cellar is used for wine storage, while the remainder of the space is used as a utility room, with a large gate leading into an outdoor terrace with a seating area with stunning views.

Services: mains water, gas, and electricity; central heating, satellite TV & internet

The fully-enclosed garden, located on a gently-sloping plot with different levels, features lawns, flowering shrubs and bushes, as well as various fruit and olive trees. There are various seating areas plus a vegetable garden; there is also space for a small pool.

Our personal opinion: an easily-maintained village house in a fantastic location that is suitable for all-year-round use.
