The Villa

About 10 years ago the country villa was fully renovated and converted into a guest house by the present owners. The house is is well-maintained, and offers flexible living all year round. The side of the building is attached to another property, a typical situation in a borgo, but there is no apparent loss of privacy.


Ground Floor

The front door leads into a spacious living area with an open fireplace, and to a country kitchen with a brick pizza oven. Adjoining this is a large room with an antique billiard table, plus a further room used for storage. Also on the ground floor are a room that can be used as an office, a bathroom, and an attractive 40 m² conservatory with a small kitchen and an outdoor terrace. Guest are served breakfast here, either outdoors or indoors, depending on the weather.

From the living area on the ground floor a staircase leads up to the first floor. Here can be found a further living area with an open fireplace, a guest WC, a large suite with two bedrooms and an ensuite bathroom, a further guest bedroom with a private bathroom, and a third guest room - this has a bathroom next to it, but it could easily be connected directly.

Renovated after the main house, the second house also offers very flexible accommodation, and is habitable all year round: it could be used as private owner accommodation.


Ground Floor

A beautiful, covered outdoor portico leads to the main entrance of the house. The ground floor, formerly a stable, is a beautiful space that is now used as a storage room. Beside this room is a large portico, currently used as a shelter for gardening equipment, and to the rear of the building is a garage for 2 vehicles.

First Floor

The residential area is located on the first floor: it includes 2 bedrooms, 2 bathrooms, a small kitchen and a living room. All rooms face south and have a wonderful view over the garden to the hills beyond.

Garden & Grounds

The garden is a sensation: lovingly designed and beautifully maintained, it features flowers and greenery all year round. Connecting the two buildings, it offers various seating and resting places with wonderful views over the Langhe wine hills. There is also a large vegetable garden, and plenty of space for a swimming pool.

In addition to the garden, the property includes a large paved courtyard and a former vineyard, which is now mainly planted with hazelnut trees. Overall, the property extends to about 1.3 hectares.

Our personal opinion: this is a great chance to live and work where others go on holiday! Although the property comes with an established business, there are still ample opportunities for development.
